By 2045, humans have built weather machines to control the warming climate due to climate change and global warming. The machines break down when one day it begins to snow and doesn't stop. Whatever humans remain live in underground bunkers to escape the extreme cold. Their challenges are controlling disease and producing sufficient food. Leon, a young man, returns home after he learns of his estranged mother's death. As Leon explores the house and takes inventory, his mother, Rosalind Leigh, delivers a narration about her life in the form of a monologue to her son. It describes the crushing loneliness that she feels after he rejects both her and her faith due to negative religious experiences in his childhood. Concerned that Leon will never return to her life or regain his faith, she relies on an imagined life that eventually supplants her deeply held faith. With her faith shattered, she eventually succumbs to her loneliness and kills herself. At the same time that Rosalind delivers this narration, Leon deals with his feelings of guilt and grief, and he discovers that his mother was the anonymous benefactor that bought all of his artwork. When Leon faces his own demons in the house, he turns to his skepticism, meditation, and Anna, an unidentified person that he contacts through his cell phone. Anna, who identifies herself as a doctor, talks Leon through two stressful situations which Leon interprets as severe hallucinations. Ultimately, Leon is able to work through his issues, and he tells his broker that he wants to put all of the art back on the market. As he leaves the house, Leon seems to hear his mother call out to him, and she watches sadly from the window as he leaves.

An unidentified stalker records video of married couple James and Amy Deakin as they hide their spare key outside their home. When the couple leaves to go jogging, he uses the key to enter their home and set up hidden security cameras in each room. He also makes subtle changes, such as setting their alarm to go off earlier and leaving a mix CD in their car. Amy protests when the alarm wakes her up early, and the two argue over who recorded the mix CD. When James finds the audio tracks on his computer, Amy considers the mystery solved, but James insists that he never downloaded them. As they argue, James dismisses Amy's PhD research on Afghan culture as a waste of time, and she refuses to speak to him. The next morning, as James leaves for work, he writes her a brief apology. The stalker enters the house, reads the note, and records video of Amy's reaction to noise that she hears in the house.

The peaceful and happy life of Walker and Col Kennedy is interrupted when Kim, a brilliant and attractive male architect, builds a dream house next to theirs. All the people who move into the house turn evil or end up having "accidents" and unexplainable deaths. They realize that the house targets their fears and feeds off of them until it drives them insane. In the end, the Kennedys succeed in destroying the house, killing the architect in the process. In the final scene another couple is seen eyeing a new house identical to the old one. This is the greatest departure from the novel, in which the Kennedys kill the architect before trying to destroy the house – in the epilogue it is revealed that they themselves lost their lives and the house is still intact.
