It is one of several collaborations between Nicholson and director Bob Rafelson. The majority of the film is set in a wintry Atlantic City, New Jersey, with cinematography by László Kovács.
The title alludes to the Marven Gardens in Margate, New Jersey as well as to one of the properties in the original Monopoly game.
Synopsis
David (Jack Nicholson) and Jason (Bruce Dern) are estranged siblings, the former a depressive late-night radio talk show host, the latter an extrovert con man. When Jason drags his younger brother and his own bitter aging beauty-queen squeeze, Sally (Ellen Burstyn), to a dreary Atlantic City and into a real-estate scam, events spiral toward tragedy.Actors

Frank Chambers (Jack Nicholson), a drifter, stops at a rural California diner for a meal, and ends up working there. The diner is operated by a young, beautiful woman, Cora Smith (Jessica Lange), and her much older husband, Nick Papadakis (John Colicos), who is an immigrant from Greece. Frank and Cora start to have an affair soon after they meet. Cora is tired of her situation, married to a man she does not love, and working at a diner that she wishes to own and improve. She and Frank scheme to murder Nick in order to start a new life together without her losing the diner. Their first attempt at the murder is a failure, but they eventually succeed.

Craig Blake (Jeff Bridges) is a young Southern man born of a wealthy family, but left lonely and idle after his parents died in a plane crash.
