The film begins in 1944 with John Christie murdering his neighbor Muriel Eady: he lures her to his flat in 10 Rillington Place by promising to cure her bronchitis with a "special mixture", then incapacitates her with carbon monoxide gas, strangles her with a piece of rope, and has (implied) sex with her corpse. He buries her in his flat block's communal garden, where a dog uncovers one of his previous victims.

James, a young man starting with a large West End firm of estate agents and auctioneers, is ambitious to get to the top. In a cheap café he meets Charles, a drunken layabout who has everything James wants: effortless upper-class arrogance and impeccable tailoring. In return for a room to live in and loans for drink and betting, Charles agrees to tutor James in the life skills he needs to succeed. By bluff and sabotage James rises in his firm, catching the eye of the owner and of his only daughter Ann. Disaster threatens when Charles has a big win and decides to end the deal. James hastily strangles him and his landlady agrees to hide the corpse in her cellar in return for continuing sexual comfort. After long courtship, Ann agrees to marry James and her father makes him a partner in the business. Having conveniently sent his lower middle-class parents to Australia, his success will be crowned by a grand society wedding. Ann's father then confesses that he has a totally disreputable son they never see called Charles and developers who have bought the house of James's former landlady find a corpse in the cellar.

Dr. John Markway narrates the history of the 90-year-old Hill House, which was constructed by Hugh Crain as a home for his wife. She died when her carriage crashed against a tree as she approached the house for the first time. Crain remarried, but his second wife died in the house from a fall down the stairs. Crain's daughter Abigail lived in the house for the rest of her life, never moving out of the nursery. She died calling for her nurse-companion. The companion inherited the house, but later hanged herself from a spiral staircase in the library. Hill House was eventually inherited by a Mrs. Sanderson, although it has stood empty for some time.

The story is set in 18th Century Spain. A beggar is imprisoned by a cruel marques after making inappropriate remarks at the nobleman's wedding. The beggar is forgotten, and survives another fifteen years. His sole human contact is with the jailer and his beautiful mute daughter (Yvonne Romain). The aging, decrepit Marques makes advances on the jailer's daughter while she is cleaning his room. When she refuses him, the Marques has her thrown into the dungeon with the beggar. The beggar, driven mad by his long confinement, rapes her and then dies.
