Jenny (Daisy Keeping) is a young English woman that travels to Italy to visit her father Dr. Brook (David Brandon), a former doctor turned amateur archaeologist. The film begins with the members of Janie & the Studz featuring Peter Stone making their way to the front of Degrassi Community School as the last minutes of the school year tick down. Knowing that Spinner and Jane want to spend more time together in the summer, Spinner hires Emma as a new server, giving her the instructions not to use the sandwich grill until she is fully oriented. With The Dot now employed, Spinner and Jane head to the Coyne's pool party. While in the dressing tent, Holly J. and Jane talk about the time Jane cheated on Spinner with Holly J.'s boyfriend, Declan, with Spinner listening outside. This new information, along with Jane leaving the country to go to college, causes Spinner to break-up with Jane in a big scene. Upon returning to The Dot, Spinner finds it on fire, as a result of Emma using the shorting sandwich grill. This causes Spinner to fall into an even deeper depression, where he violently removes all Jane memorabilia from his loft.

Casey and Derek are back but nothing has changed, they are still at each other's throats, and still have sibling rivalry. The only good thing about it all is that it's summer vacation, and everyone is planning on going on a trip to Casey and Lizzie's grandmother's lakefront lodge for the summer. But their plans get a little messed up when Derek is forced into going by his dad. Things get even more messed up when Casey has to ride with Derek to the Blue Heron Lodge. On their way up there they get pulled over by the cops, meanwhile Edwin, Lizzie, Marti, Nora and George have already arrived. They soon find out that when Nora's mom said she wanted her grandchildren to visit, she meant her blood grandchildren, but agrees to let them stay, while George and Nora head for Montreal. Soon Derek and Casey get to the lodge but get stopped by Edwin who informs them about what's happened. After this, Derek says he wants to leave, Casey takes his keys, and he starts running after her. That's when Derek meets Felicia. One thing leads to another and Derek stars dating the competing lodge's daughter, then he soon realizes that it wasn't the best thing to be doing, and he breaks up with her. Meanwhile, Casey meets Jesse, a waiter at the lodge dining area, and they both love to dance and start dancing. Meanwhile Edwin gets hurt, Lizzie meets a guy, and Marti finds a lizard. Soon one thing leads to another and they end of trying to save the lodge. And..........they succeed. At the end they have a dance party, and it shows the ending credits then shows it a year later when the first McDonald-Venturi is born. They named him Simon, and everything is well, and everyone lives happily ever after.

The film starts with the murder of narrator Andrew Kissel (John Stamos), and is told through a series of flashbacks and documentary interviews, telling the story of how embezzling real estate mogul Andrew and his younger Wall Street broker brother, Robert (Anson Mount) meet their untimely ends. At Hamilton High School's 1957 prom (the same year Mary Lou Maloney burned to death in the two previous films), party goers Lisa and Brad leave the festivities to have sex in Brad's car. Before the two can undress, they are distracted by a noise, revealed to be someone putting candles on the hood of the car. After spotting the candles, Lisa has her throat slashed by a metal crucifix wielded by psychotic religious fanatic Father Jonas who also stabs Brad in the chest, afterward disposing of the teens' bodies by blowing up Brad's car. After committing this double homicide, Father Jonas, revealed to have stigmata, is transported from St. Basil Seminary to the St. George Church by a group of fellow priests led by Father Jaeger, who refers to the rambling Father Jonas as an abomination and believes him possessed by dark forces.
